Long Harbour and Tide celebrate a key milestone, as the last volumetric unit is installed at The Mall Build to Rent development.
Investment, development and management firm Long Harbour, alongside primary contractor Tide Construction, announces that the last volumetric unit on-site at The Mall Build to Rent development in Walthamstow has been installed.
Tide Construction used its volumetric system Vision to deliver the two buildings of 34 and 27 storeys, making it safer and more sustainable. The entire programme will benefit from an estimated 40% savings.
Volumetric construction has also proven to significantly reduce the carbon emissions associated with construction, as it minimises materials used, vehicle movements, waste and energy – making it a more efficient process. With a total of 1,320 fitted volumetric units, Long Harbour’s scheme saw on average 25 new homes completed weekly.
The Mall developments sits on a 2,700 m2 constrained site bounded by a live shopping centre, a car park, a busy bus station, TFL over and underground lines and Network Rail tracks. The efficiency of the volumetric approach to this site allowed for a smooth construction process, minimising the impact on the local community.
Once complete, The Mall will deliver 495 new homes in a mix of studio, one-bedroom and two-bedroom apartments, 99 of which will be affordable housing made available at Discount Market Rent (DMR), with all units tenure blind and delivered to the same specification.
Amenities include a gym, yoga room, co-working, private dining and lounge facilities. Other benefits include a redesigned town square with more trees and a new purpose-built children’s playground.
