College Road Crowned London & UK Best Residential High-Rise at the International Property Awards
London, UK – 17 November 2025: Tide Construction and Vision Volumetric are proud to announce that College Road, the landmark co-living and residential development in Croydon, has won two prestigious honours at the International Property Awards 2025: Best High-Rise Residential Development – London, and Best Residential High-Rise Development – UK.
These accolades recognise the project’s ambition and its ability to showcase the design and architectural flexibility made possible by advanced volumetric construction. This approach enabled College Road to be selected ahead of a strong field of traditionally constructed developments, marking another major achievement for Tide Construction and Vision Volumetric. College Road is the result of Tide and Vision’s close collaboration with project partners Outpost Management, HSBC, Oaktree Capital, Blackstone and architects HTA Design.
A transformative addition to Croydon’s skyline, College Road delivered nearly 1,000 new homes across two world-class volumetric towers: a 50-storey co-living tower comprising 817 homes, and a 35-storey affordable housing tower creating 120 homes. Standing at 163 metres, the 50-storey co-living tower is the tallest volumetric building in the world.
College Road is constructed using 1,725 precision-engineered volumetric units, which were installed in just 40 weeks, enabling the overall delivery of the scheme in just 28-months. The project demonstrates the power of advanced volumetric construction to deliver high-density, high-quality, sustainable housing at unprecedented speeds and scale.
The International Property Awards which were presented on Friday 14 November at the Marriot Hotel, Grosvenor Square, are globally recognised as a benchmark of excellence across real estate, architecture, design, and development, convening leading property and real estate professionals from across the UK. This year’s awards celebrated the outstanding performance in design, development, sustainability and innovation seen across the sector.
College Road’s double victory highlights the transformative potential of volumetric construction in addressing the UK’s acute housing challenges, while setting new standards for innovation, sustainability, and urban living.
