This key regeneration project provides 611 student rooms and ground-level commercial space in two 11-storey blocks.
Originally designed for traditional construction, the switch to volumetric enabled us to add an extra storey – and 50% more rooms – within the overall massing without compromising floor-to-ceiling height. This is due to the depth of the floor build-ups, which can be reduced by as much as 250mm using volumetric design.
In all, 636 volumetric units were installed in just three months on the narrow site, which is hemmed in between a railway line and a major road. Site work was completed in 11 months, helping to bring forward rental income.
