Building with Vision

Your project, our Vision

We want our clients to get the most out of the Vision system. Whether you’re in the earliest stages of planning or adapting an existing design, here’s what you need to know.

Common questions

Does a building have to be designed with the Vision Volumetric System in mind?

Absolutely not. We have taken many traditionally designed schemes and modularised them up to stage 3 – often increasing the net internal area in the process. A well-designed traditional scheme should be easy to modularise, as structural loads and MEP services should be vertically stacked. That said, the earlier we are involved, the more efficient the process will be, as our experts can help to optimise design and streamline delivery for our clients.

RIBA design stages – when can we get involved

How long do Vision’s buildings last?

Our buildings are made with steel and concrete but with all the benefits of a volumetric methodology. They will last as long as, if not longer than, conventionally constructed buildings. They also have the potential benefit of being designed for disassembly, so that units or component parts can be repurposed at the end of the life cycle, in line with circular economy principles.

What are Vision volumetric units constructed with?

We use traditional robust construction materials such as steel, reinforced concrete and gypsum board – but with all of the benefits of a volumetric methodology.

What are the main benefits of Vision?

It is simply a more advanced form of delivery, bringing the precision, speed and quality control of digital manufacture to the complex, fragmented world of construction. For the full range of benefits for construction, investors, people and the environment, visit Benefits of Volumetric Page.

What asset classes can Vision deliver?

We have delivered complex, large-scale schemes across a range of sectors, including affordable and private residential, hotels, student accommodation, co-living and build-to-rent.

What height can the Vision system go to?

Due to research, development and testing, we are currently able to reach 50 storeys, with that likely to increase. We build to the opportunity at hand, and advance the system to suit. We have delivered an impressive portfolio of towers across London, including seven of the world’s 10 tallest volumetric buildings, alongside low and mid-rise blocks. Check out our full list of projects.

What type of facades can Vision buildings use?

The system is fully flexible so can adapt to the client and architect’s vision. Our buildings demonstrate a wide range of facades, including glazed terracotta, handset brick, brick slips and glass-reinforced concrete.

How long does it take to manufacture a Vision volumetric unit?

Just 10 days from start to finish. They leave the factory fully watertight and 90% fitted out, with all plumbing and wiring completed.

Can you have different interiors?

Again, the system is fully flexible, and designed deliberately so that the client’s vision can be delivered – be it super-prime luxury apartments, student accommodation or hotels. Our own design teams work with interior designers to ensure that fit-outs are of the highest quality.

How do the units perform in a fire?

Our system has gone through an array of demanding assessments to prove its robustness, including full-scale, two-hour fire testing, as well as elemental tests for all primary elements. The external facade is fully non-combustible, and the load-bearing wall and concrete floors provide 120 minutes of fire resistance as standard. We work closely with key industry stakeholders and the BRE to demonstrate how safe the Vision system is.

We are always happy to talk to you about your project and how we can help with volumetric construction.
